Avoca Park Accommodation

Our accommodation includes a luxurious Apartment, the shared Bunkhouse which has an adjoining private bedroom- superb for any family trip with it’s self contained kitchen and our ‘Room With A View’- fantastic for short stays, delivering everything you need for a single traveler (single loft bed).

Below we have information on each facility plus directions on how to book to ensure you don’t miss out on waking up to picturesque views and the sound of happy horses! Being a working equestrian property, there is the opportunity to have a riding lesson or two on one of our priceless school horses and/or ponies, supported by well trained and experienced professional instructors.

Our local town of Emerald is a 10 minute drive and has many lovely cafes and restaurants and is a stop to the historical steam train Puffing Billy which runs daily. Locally we have rail trails for bike riding and National Parks for walkers. Being part of the Yarra Valley wine region you could spend hours or days driving around and enjoying this beautiful district.

“Accommodation was as expected, pictures are accurate, a small lounge area to relax, a dining table in kitchen to sit down to eat or drink. One bedroom with bunks off living area, had plenty of beds for multiple people. Another bedroom off this room with a double bed. Access to bathroom directly from each room is great and locks from inside bathroom to both doors to ensure privacy . Very quiet and dark at night for a good nights sleep. Clean and tidy and good value for money.”

The Bunkhouse

Including, kitchen, bathroom, lounge/dining area, bunk room and a private bedroom.

Our bunkhouse is the perfect setup for a group of friends or a family looking for a good value country getaway. It can accommodate a total of ten guests in two separate bedrooms – one bedroom has a double bed and the other bedroom has 4 bunks, allowing for 8 people. Each bedroom has an entrance doorway to the well appointed, communal bathroom. You can look after all your needs in house with a fully equipped kitchen suitable to cook anything up to and including a Christmas dinner! The lounge area has a 42″ flat screen TV, DVD player and stereo if you just want to relax.

We have purchased a new spa to compliment our bunkhouse, with a path taking you out of the bunkhouse’s back door to a neatly paved sanctuary overlooking the stables and horse areas, what a perfect way to relax under the kookaburra laughs of dusk, as the stars slowly start to appear through the trees in the evenings. 

Surrounded by beautiful Paulownia trees the bunkhouse is well protected from the sun in summer and warmed by effective heating in the cooler months. There is an under cover outdoor sitting area with BBQ and heater which is a popular spot to read or watch the horses go past.


“Leanne’s place was exactly what we were looking for. A relatively inexpensive stay with the capacity for a large group. We were attending the Hills Ukulele Festival only 15 minutes away in the town of Emerald. The bunkhouse was clean and most importantly warm as it was heading into winter. It was great to visit the horses while they had breakfast because this venue is a working horse farm. Surroundings were beautiful in a really picturesque part of Victoria. Thanks Leanne.”

“The house is clean and in the middle of a farm with many horses, cats, dogs and birds. Perfect for animal lovers. There are 10 beds (8 in a big bunk bed room and one double bed behind that) and one bathroom. The table seats 6 people and the sofa seats the other 4 people. We also rented an apartment on the same farm to accommodate our group of 12 people.”

With two friendly doggos to meet us out of the cars and seeing big beautiful horses trotting around, it was a very serene place to be! If you need a place to stay for a couple of nights while taking in the sights, this is definitely a recommendation!”

Avoca Park’s popular apartment is stylishly decorated and comfortably appointed – the perfect couples or single getaway . It has a super comfy double bed, a lounge couch and ensuite. Stepping across the way is a fully equipped kitchen, suitable to cook anything in.The apartment has a flat screen TV, DVD player and assortment of movies to watch, if you’d like to just sit in and relax. You can simply sit surrounded by our beautiful gardens and trees and read a book or enjoy the novelty of observing or even having a horse riding lesson! The apartment is comfortable all year round, protected from the heat in summer, but snug during the cooler months with great heating.

Our Room with a View is surrounded by native gardens and trees, creating a beautiful and uniquely Australian outlook. The stylishly decorated room features a flat-screen TV with DVD player and movie collection. It has access to a shared modern kitchen and bathroom.

Avoca Park’s fabulous newly developed ‘Room With A View’ is the ideal retreat for a solo traveller. Stylishly decorated it offers a comfortable, single loft bed with a separate external recently renovated shared shower/toilet. With direct access to the kitchen, there is ease of management for all your meal needs. The apartment has a flat screen TV, DVD player and assortment of DVD’s. Surrounded by beautiful gardens and trees it really is a relaxing and peaceful place to stay
